FIMMO · PROPERTY SEARCH AGENT
Your questions, our answers.
Fees, how a search works, rental applications or buying: everything you need to know before entrusting us with your project.
01What is a property search agent?
A property search agent looks for a property on behalf of their client: they target the offers that match the client’s criteria, organise and carry out viewings, defend the application with property managers and owners, and support the client through to signature. Unlike a property management agency or a seller’s broker, they work only for the person who is searching.
02How much do FIMMO’s services cost?
For a rental, our fee is one month’s net rent, for all our clients, individuals and companies alike. For example, for a net rent of CHF 2,500 per month, our fee is CHF 2,500.
For a purchase, our fee is 1% of the purchase price. For example, for a property bought for CHF 1,200,000, our fee is CHF 12,000.
03Do I have to pay anything before a property is found?
No. Our fees are payable only on success: when the lease is signed for a rental, or when the deed of sale is signed before the notary for a purchase. No signature, no fee.
04Do you also help with purchases?
Yes. In addition to rentals, we search for properties to buy, residential or commercial: flats, houses and business premises. We support you from defining your criteria through to signature before the notary.
05What types of property do you search for?
We search for homes (flats and houses) as well as commercial properties: offices, shop premises and commercial spaces, storage units and premises for start-ups or growing companies. Discover our dedicated support for start-up offices.
06Which areas do you cover?
We are based in Lausanne and work mainly in the Canton of Vaud: Lausanne and its surroundings (West Lausanne, Ecublens, Renens, Epalinges…), the Riviera (Vevey, Montreux…) and La Côte (Morges, Nyon…). We also work throughout French-speaking Switzerland: Geneva, Fribourg, Neuchâtel, Valais and Jura.
07How long does a search take?
It varies from one project to another and depends above all on your criteria: the more specific or rare they are, the longer the search may take. The Lake Geneva market is dynamic, however, and new offers appear regularly. We review this with you from our first conversation to set realistic expectations.
08How does working together work?
It all starts with a conversation to define your needs, budget and priorities. We then sign a written search mandate, which either party can terminate at any time. We target properties, organise viewings, prepare and defend your application, and support you through to signature.
09What happens if I find a property myself?
Simply let us know: the search mandate then ends. The exact terms are set out in the mandate signed at the start of our collaboration.
10What documents do I need to rent a home in Switzerland?
Property managers generally ask for:
- an identity document or residence permit;
- a recent extract from the debt enforcement register;
- your latest payslips, an employment contract or proof of income;
- a certificate of household liability insurance.
For commercial premises, an extract from the commercial register and information on the company’s financial strength are often also requested. We help you prepare a complete and convincing application.
11Can you help me before I arrive in Switzerland?
Yes. We support expatriates and international students (EPFL, HEC Lausanne, EHL) before they arrive: we prepare your application remotely and keep you informed at every step. We can carry out viewings for you, or accompany you to advise you. Wherever possible, however, we recommend that you see the property yourself before committing.
12Which languages do you work in?
We support you in French, English and German.
13What is off-market access?
Some properties are rented or sold without ever being published on property portals. Thanks to a targeted search and our relationships with local players, we can present such opportunities to you, depending on availability.
